Unfortunately in the past, a number of guests disappointed us by cancelling at the last minute. As we only have four rooms, such cancellations have great impact on our revenue. Unlike a hotel, we do not overbook and we have no walk-in trade. So, although we do not want to sound draconian, we apply the following cancellation policy:

1. 1-4 night reservations

A) CANCELLATION 5 DAYS OR MORE PRIOR TO ARRIVAL DATE: Full refund minus $25 administration cost for foreign, and Ksh 500 for local reservations.

B) CANCELLATION WITHIN 4 DAYS FROM THE DATE OF ARRIVAL (counting the start of the arrival day from 6 AM), OR ON THE DAY OF ARRIVAL: NO REFUNDS. Your entire reservation will be charged in full.

2. 5- 14 nights reservations

A) CANCELLATION 8 DAYS OR MORE PRIOR TO ARRIVAL DATE: Full refund minus $25 administration cost for foreign, and Ksh 500 for local reservations.

B) CANCELLATION WITHIN 7 DAYS FROM THE DATE OF ARRIVAL (counting the start of the arrival day from 6 AM), OR ON THE DAY OF ARRIVAL: NO REFUNDS. Your entire reservation will be charged in full.

3. 15 nights or more reservations

A) CANCELLATION 31 DAYS OR MORE PRIOR TO ARRIVAL DATE: Full refund minus $25 administration cost for foreign, and Ksh 500 for local reservations.

B) CANCELLATION WITHIN 30 DAYS FROM THE DATE OF ARRIVAL (counting the start of the arrival day from 6 AM), OR ON THE DAY OF ARRIVAL: NO REFUNDS. Your entire reservation will be charged in full.

4. EARLY CHECK OUTS, NO SHOWS, DELAYED ARRIVAL:

NO REFUNDS. Missed nights due to any reasons, whether family circumstances, car break-downs, flight delays, or bad weather, etc. etc., will be charged in full.

However, in the event of Clause 1B, 2B, 3B and 4, we will do our utmost to rent out the rooms, and if we do, we would refund you fully for those days, minus $ 25 administration cost for foreign, and Ksh 500 for local reservations.

It is recommended that you have a travel insurance that covers cancellations. If you make a reservation, it is presumed you have read these conditions and that you agree to and bind yourself by this cancellation policy.
